Certified True Copy (CTC)
A certified true copy also known as CTC in short is a crucial document that has been obtained through legal process which means that it is attested by the court, and marks the land title of a property. CTC helps to facilitate property transfers and acts like an authentic checkmark on the title of a property leaving no space for any corruption caused by naming defaults. Due to its importance, the government has made it easier for the proprietors to get this document as you do not need to visit the registry office anymore as the procedure can be fully handled online and is facilitating the proprietors by saving their time. However the standard procedure for visiting the authorities still continues to be the most popular among the citizens.
Need of CTC File for Property Transactions
A certified copy can be used in place of the original deed to execute the transfer or sale or for any other purpose. This CTC File is also called Duplicate File of the original. If the owner of the property loses the original then he/she need to apply for its Certified True Copy from concerned land authority registry office.
Procedure to get the CTC
The procedure to get the CTC is very simple. Your main go-to will be the registrar office. This will be the same place that your property was initially registered. You may take supporting documents as evidence that you own the property such as sales deed, utility bills etc. You will than be given a form that you will fill and submit in the registrar office along with the process payment and than the authorities will transact with the request. After the process is initiated, you will be able to get the CTC from the registrar office.
Required Documents and Formalities
A certified true copy of property is important for the landowners and should be with them at all times. Even if the originals go missing, the applicant can file in for a duplicate. It is very similar to the original process as the applicant will have to fill out the application with payment but it will also include additional documents as well. A general list of documents that you will need is provided below
• FIR of the police station
• Indemnity bondattested by 1st Class Magistrate
• Attested photocopy of CNIC
• Attestedaffidavitby 1st Class Magistrate
• Attested photograph of allot tee
• Allottee record statement
• Press Notice of Newspaper having vast circulation test notice of newspaper Rewa circulation
• Pay Order of Rs. 1,000/- as process fee
The applicant will have to process this in the name of the Director Estate Management, CDA or use the One Window operation to get the CTC that is lost. CTC can be obtained for residential plots, flats, houses and portions. It can also be availed for all townships in Pakistan as well as commercials, shops and offices. All flat sites both constructed and plots can have a CTC. All properties in Pakistan have a land title guarantee so it is an important paper for the owners.
